Advertising; answering enquiries; pre-screening; showing vacant units; accepting rental applications; conducting full screening of applicants; making provisional offer of tenancy to strongest applicants; negotiating rental leases; signing leases.
Property turnover:
Inspecting unit upon tenant move-in and move-out; arranging and supervising general cleaning of unit if required; arranging necessary maintenance and repairs of units on move-out.
Rent collection:
Overseeing rent payments and maintaining accurate rent ledger records; informing owner of late rents; serving late rent reminders; serving rent increase and tenancy termination notices.
Maintenance:
Conduct monthly inspection of common areas and advise owners of nascent issues; conduct unit interior inspections on regular basis, including checking operation of smoke detectors; order regular cleaning of common areas; arrange grounds care, including snow and ice management; undertake owner-defined, and mutually agreed, maintenance activities.
